PMA CLOSED MEMBERSHIP FUND ADDENDUM


Multi Family Programs

***WE WILL BE LAUNCHING A FOLLOWUP FUND IN 2020 FOR THE MULTI FAMILY, COMMERCIAL, SELF STORAGE, ASSISTED LIVING AND OTHER LONG TERM HOLD SECTORS. FUND MEMBERS WILL AUTOMATICALLY BE GRANDFATHERED INTO ACCESSING ANY NEW FUNDS.



Available to fund members who are qualified sponsors or operators of Multi Family. If you want to become a sponsor, we will arrange an opportunity for you to connect with an experienced sponsor who is also a member of the fund. One of the benefits of membership.

WE WILL ONLY PARTICIPATE WITH VALUE ADD OPPORTUNITIES! $30,000.00 A DOOR MINIMUM.

THIS PROGRAM ALSO APPLIES TO ASSISTED LIVING AND SELF STORAGE.

ACQUISITION EMD AND DUE DILIGENCE PROGRAM

Rates: Use of Funds but cancel during the due diligence period – 3%

            Otherwise 5%

            

·         Receive up to $1,000,000.00 in secured funds for acquiring a property.

·         Funds will be available for up to 90 days. The EMD must be refundable within a set number of days to be approved.

·         Underwriting will review the Purchase & Sale Agreement.

·         Sponsors must complete the Pro Forma and provide the T12 and Rent Roll.

·         This program allows time to offer a Private Placement Memorandum, to syndicate or to secure a bridge loan from an agency lender or term lender.

·         Time can be extended with approval by the funding committee.

·         If funds have a set time to go hard then the sponsor will be on the hook for the full loan however, if the funds are repaid with just the use fee then this can be cancelled.

·         Funds can only be utilized to put in escrow for the earnest money deposit, coordinate due diligence, fees for a syndication or offering, inspections and related expenses.

THE FUND AS A MEMBER OF THE SPONSORS GENERAL PARTNERSHIP

To offer leverage to our members we will consider any and all opportunities to participate as a General Partner in a syndication. We will consider participation to the $1,000,000.00 limit of a sponsor. If there are more than one sponsor who is a fund member, we will consider participating at a much higher rate.

THE FUND AS A PASSIVE INCOME LIMITED PARTNER

We will consider opportunities to participate as a passive income limited partner for terms of less than 5 years.







MULTII FAMILY BRIDGE LOANS

We will consider any and all opportunities to leverage our fund’s liquidity for offering a 12, 24 36 or a 60 month; interest only loan for a fund member with strong sponsorship experience. This program may or may not be supported with a second fund to follow this one with the sole purpose of participating in multi- family, new construction, subdivision, commercial and long term, rental opportunities.

We would like to be able to offer these for between 5 and 7% with both recourse and non- recourse products. In addition, we would like to be able to offer a transition to either a long term, lender or agency lender by 2021-22.

SYNDICATION AND OFFERINGS PROGRAM



Fund members who would like to use our services to syndicate or solicit investors will be able to propose arrangements for seed funding and assistance with the Private Placement Memorandum, Pitch Deck and Investor Presentations, Solicitation and Marketing to Investors, Attorneys and Financial Advisers. We also will be developing arrangements with FINRA licensed professionals such as Broker- Dealers and Market Makers.



PMA REIT’s



Private Money Authority Inc. will be putting together 2 additional opportunities in 2020. A Real Estate Investment Trust and a private bank like a credit union which can offer a wide variety of services. We will first extend invitations to our fund members, existing clients and coaching students.
