NEW CLIENT ENGAGEMENT : ORIGINATING FUNDING

So one of the frustrating things for any broker or anyone who does what I do is when a buyer or borrower wants you to help them get a loan or a JV partner but doesn't understand the process. It can be a considerable time wasting event.

Here is the process and system that will work best. For starters when you make an offer you should incorporate loan guidelines into that offer. You will generally need to have 10% cash plus closing costs. If you do not have that you can have a partner or a seller carry back in most cases. You will also need to have reserves. These aren't my guidelines but every lender I work with on your behalf.

If you just ask me for rates and terms I cannot give you them. I don't have the information. I need to know if you are experienced or new. I need to know if you are an entity, have a business bank account and what your exit strategy is. I need to know the purchase price, the rehab scope of work and what the ARV is. And these numbers need to be solid.

You will need to have an Appraisal done. My lenders, fund managers and investors may have specific requirements for that Appraisal. You will need to have the title work done. Most of the time my lenders will do that.

BUT BEFORE WE GO THAT FAR LET'S START WITH:

BROKER OR CLIENT FEE AGREEMENT 
I NEED THIS ASAP!

This is the first document I will need from you. This engages my services. I am not paid by you. In fact I work for you and my fiduciary responsibility is to you. I only am compensated when your loan or funding successfully closes. So it is in my best interest to help you.

EXECUTIVE SUMMARY 
I NEED THIS ASAP!

I will send you a template. Write up a summary of the deal. Purchase Price. Rehab costs. Is this going to be a flip or a rental. SFH or Multi Family? Are you looking for just a loan or a JV partner or a Syndication? What is the ARV?

BORROWER'S CHECKLIST
THIS HELPS AID YOU IN GATHERING REQUIRED DOCUMENTS!

I will send you a detailed borrower's checklist. The one I send is one of the more stringent. You will not need everything on this list but I would plan on gathering these documents anyway and having them ready to send to me. It can expedite approval, underwriting and the closing.

LOAN APPLICATION 

I will send you a loan application. It is a requirement for most of my lenders.

REAL ESTATE OWNED

This is based on your experience. It tells the lender that you have experience. It can drop your rates.

ZERO TOLERANCE FOR FRAUD

This is a simple form acknowledging that lenders have many tools at their disposal to recognize fraud.

CREDIT APPLICATION

Not every lender uses credit. They do want to know what your mid range FICO is so they can tier you. Believe it or not some lenders will go below 500. If you have a 700+ it can help you with points and rate.

NOT EVERY LENDER REQUIRES THE SAME FORMS AND PROCESSES. I REQUIRE THE AGREEMENT AND EXECUTIVE SUMMARY BEFORE I CAN DO ANYTHING FOR YOU.
