FROM MY POST ON BIGGER POCKETS

Hey everyone,
I am hoping to gets some feedback on a concept I am launching. I have time to make some revisions so I am looking for a little help.
I see a lot of opportunities missed by both investors and lenders alike. Many good deals but there isn't a product from a lender or the investor may lack one thing and cant find a JV.
I've been studying crowd funding and looking at lenders like Groundfloor, Do Hard Money, Peer Street and came up with a concept of a Closed Membership/Sponsor Fund.
  • It would be limited to 100 investors (initially and the members would vote on any expansion and the terms of membership)
  • Members would have a contribution of $2,500.00 payable in 2 increments of $1,000.00 and $1,500.00 when a minimum threshold is met by investments from the Accredited Investors.
  • This would be a Reg D 506(C)
  • There would be a Board of Directors (4 AI's, 4 Members, 4 appointed) to provide oversight.
  • There would be 3rd party compliance and a trustee.
  • Staff would be a CFO, Underwriter,  Transaction Coordinator, Accounting, Processors and Events/marketing plus admin.
  • Only the members could borrow from the funds. They would have a credit line. 
  • There would be a rapid fund product for auctions and situations where they need EMD's etc.
  • They would have funding at 100%. 
  • Single Family 1-4 for purchase and flip as well as rentals up to 24 months before a REFI.
  • There would be a product for multi family and also MAYBE to maybe facilitate developing syndications. 
  •  I anticipate a 3-6 month raise. The member contribution would cover the expenses of the raise. 
I plan to file the Form D on EDGAR in mid June and have the PPM, Portal and everything ready after that.
