BUSINESS STRUCTURE

A lot of people ask me and others if they should set up an LLC or Corporation first for their real estate investment business. YES! Which one? Consult your financial adviser. But here is what I am doing and what I recommend for my clients and students...


Master LLC or Corporation
LLC - Holding Company
LLC- Management Company
LLC - Construction Company (be your own GC!)
LLC per property. If you acquire 40 properties whether you rent or flip you need 40 LLC's)

 So 4+ your individual properties. I also recommend that you locate your Master, Holding and Management and Construction companies in Wyoming. I have 2 service providers that can help you with that. Wyoming is the most business friendly in the US and offers incredible asset protection and trusts!

If you need a trust I can recommend one of the same providers for Wyoming as well as Platinum and their trusts!

  1. Interesting at best. However, I disagree with LLCs per property. I suggest using a land trust per property, one of your LLCs as beneficiary and yourself or a separate LLC (or even a C or S Corp) as trustee. Trusts can be created by yourself, filing one copy at local courthouse. $10/page, 2-3pages. It also makes it more difficult for lawyers to sue if they cant find the owner.
