STARTING A BROKER AND CLIENT RELATIONSHIP

When I have my first contact with someone who is looking for a loan or funding for their real estate business I try to stress that I just can't give out rates and a terms sheet. I don't have any information to do so. I would be doing a disservice to them by doing so.  I have the ability to literally find the best deal for them and that particular investment vehicle.

I am obviously loyal to COGO Capital because I am one of their clients and students but I also like Groundfloor, Visio, Brisco and Lima One. I also have a database of over 200 other fund managers, lenders, and more that was provided to me by COGO. They want their Certified Private Money Brokers to be able to maximize their business and work with other lenders.

As a broker I can analyze the deal, advise my client on if their deal meets the guidelines of a lender and what the requirements are to close the deal. I may be able to get a lower interest rate or points and sometimes a higher dollar figure in the loan because of a change or a new program or product.

In order to start a relationship though, I require a Broker Fee Agreement which engages my services. I do not charge my client any fees. I am paid at closing and am on the HUD. I offer other services on a fee basis but never for brokering a loan.

I also will ask the client for an Executive Summary as well as send them a Borrower's Checklist and some other forms. I have posted a Borrower's checklist from COGO on my blog for full transparency. I also have a Broker Fee or Client Agreement posted. Once a client returns that to me I go to work for them. I am part of their team. In order for a Real Estate investor to succeed at a high level they will need a team. They are the CEO. CEO"s make it rain, their team manages the water.

Don't Fear The Broker! We may just be your best friend. I will work night and day to help you get your loan. You will need to return the forms and documents to me promptly when asked and meet the deadlines in order for you to close on time. Don't wait until the last minute. It can take 10-14 days when you have everything in order from the get go. 21-28 is more likely. The majority of delays are on the borrower. You also have to factor in lead time for the Appraisal, Title Insurance and Hazard Insurance to be arranged.

The best thing a borrower can do is contact me when you know the offer is going to be accepted. Have your basic documents in to me before that then we can work on the property and actual deal.
