MULTI FAMILY 5+ VS 50-150 DOORS

I've recently had a number of seemingly good multi family deals sent to my inbox. Most are people looking for loans to acquire these properties. The potential buyers believe they can get 100% financing with just the asset as collateral. Is that wishful thinking? For most yes. For but a few maybe. I'm sure it has happened and will again but generally for these types of acquisitions they will want you to have 20-25% cash at closing after paying a sizeable EMD upon the LOI being accepted.

Syndication is something the majority of newer real estate investors have little real knowledge in. They can get it by attending events and networking with those that are doing and I've found that the Multi Family investing community is very open to helping people getting started or involved. More so in fact than the single family investing community.

I'm looking at ways to start networking experienced Multi Family investors, guru's, promoters and funds together as well as helping people with their PPM, offerings and portals. I will be looking at bringing in experienced securities attorneys, cpa's and other professionals to help as well as a cadre of lead generators or bird doggers. Maybe instead of trying to get ownership and a loan start out by bringing deals to me so I can connect the deal to those that can pull it off. Build your reputational capital with these experienced syndicators and investors and build the relationship with them for a future partnership and more.
