Dear Client,



Thank you for your interest in utilizing our services to obtain your funding. Our services are 100% FREE to you as once we secure your loan package we are paid by the lender at closing.

I am attaching a new client agreement, an executive summary template, zero tolerance on fraud, a statement of real estate owned and a borrower’s checklist. Please return them immediately. You can expedite the process by following the borrower’s checklist and preparing the documents. The process can be 7 days or less or 30 days or more depending on you.

Please let us know the following:

1.       Will this be a purchase with or without rehab funds being requested?

2.       Is this a rental? Are there tenants now? Do you have spreadsheets showing rents, expenses and cashflow?

3.       Is this a refinance? Are you looking to cash out?

We work with 8 lenders and have access to over 200+ more including private one off investors. By providing information upfront we can expedite the process and secure the best deal for you. WE work for you. Our fiduciary responsibility is to you. We are not a representative of any lender nor work for them directly. Our fee is what they would normally pay internal staff to complete the work we do on your behalf.

You may be asked to pay for your Appraisal fee and some lenders do ask for a small nominal application fee.
