Can you acquire properties to flip or rent without having the so called 'skin in the game"? YES but it's difficult if not impossible for new investors who don't have relationships and reputational capital.
How can you get people to JV with you or loan you money without having that going for you? Next to impossible but I see it everyday whether it's a Single Family flip or a 248 door multi family complex. This week alone I've been sent enough prospectus or offer sheets to acquire 2,000 doors of multi family. Not a single one of them had any money to invest themselves. is it a pipedream? Probably. But why don't they develop a relationship with those who can make the transactions and acquisitons happen while building RC #reputationalcapital
